### 1. Booking & Payment

| **Reservation** | Booked by email or online; confirmation sent within 48 h. |
| **Deposit** | €400 (vacant‑housing). Payable 2 days before arrival; refunded within 7 days after departure if no damage or late‑checkout. |
| **Balance** | Due 24 h after booking. If paid via card, the balance is debited automatically (full amount). |
| **Cancellation** | 10 % of booking price (minimum €20) if cancelled 24 h after booking; otherwise fully refundable. |
| **No‑Show / Late‑Checkout** | If you arrive after 11 a.m. or leave after 12 p.m., a €50‑hour surcharge (up to €200) applies. |
| **Booking Fees** | 2 % B&B fee + €1 per guest per night + €3 for pets. |
| **Deposit & Cleaning** | €125 cleaning (Schuur) / €75 cleaning (Den Ast) per booking (min 2 nights) – already in the rental price. |
| **Insurance** | No third‑party insurance is required but recommended. |

### 2. Obligations of Guest
- **Respect Quiet Hours** – 10 p.m. to 7 a.m.
- **Use the Pool** – 1 m 50 deep; no diving, no glassware, no eating. Minimum one towel per person; can be rented.
- **No Pets** – strictly forbidden.
- **No Sub‑Rental** – illegal under Belgian law.
- **Keep Property Clean** – return all items to their places, empty bins, sort waste, remove any footprints on the floor.
- **Turn Off Lights & Close Windows** – on the day of departure.
- **Notify Damage** – within 6 h of arrival; report any damages at departure.

### 3. Cleaning & Security
- **Cleaning Fee** – €125 (Schuur) / €75 (Den Ast) is deducted from the deposit. Extra cleaning at €35 / hour may be charged if the property cannot be cleaned in the agreed time.
- **Pool Rules** – No food or glass on the poolside, no diving, no swimming for those who cannot swim. Over‑refilling the pool costs €20 per refill after two or three refill attempts.
- **Security Deposit** – If damage exceeds the deposit, additional payment is due within 7 days of notification.

### 4. Cancellation & Refunds
- **Cancellation** – 10 % fee 24 h after booking; full refund if cancelled earlier.
- **Late‑checkout** – €50 per started hour if you leave after the checkout time.

### 5. Dispute & Legal
- **Applicable Law** – Belgian law.
- **Jurisdiction** – Lennik courts.
- **Change of Terms** – The owner may modify terms at any time; always check the website for updates.
