Terms and Conditions of Stay
These terms and conditions of stay apply in full to every stay in the holiday rental or B&B room at De Woestijn, unless expressly agreed in writing otherwise.
In case of these terms and conditions, they may be supplemented by a household regulation that can be consulted in the accommodation and/or displayed elsewhere.
If you do not agree with these terms and conditions, you are not entitled to stay at De Woestijn. You are only entitled to stay at De Woestijn on the basis of the agreement between us and the (main) booker.
In the event of a serious violation and/or repeated minor violation of these terms and conditions, and/or termination of our agreement with the (main) booker, we reserve the right to terminate your stay at De Woestijn immediately without further notice and without providing reasons and without refunding accommodation costs, without prejudice to our right to claim any damages.
1. Your stay
General.
During your stay we ask each guest to behave like a good houseguest and treat the property with the necessary care.
Condition of the accommodation. The operator offers the accommodation in good condition and the customer accepts the stay as it is, in good maintenance, safety, hygiene and habitability and in accordance with the applicable laws, royal decrees and regulations. Complaints regarding the inventory and existing damage must be reported within 6 hours of your arrival. This must be reported to the owner.
Destination. B&B holiday rental De Woestijn is exclusively intended for guest accommodation and for short‑term private residence, where the user can never establish their domicile or make this accommodation their main place of stay. A change to the destination is not permitted.
Check‑in time The holiday rental/B&B is available from 16:00 on the day of arrival. If your arrival time differs from 16:00 you must notify us in advance.
Check‑out time. The holiday rental/B&B must be vacated on the last day of the stay at 10:00 on every weekday and at 11:00 on Sunday. An extended stay or later check‑out may be possible subject to availability and explicit prior agreement of the owner. No refund will be given for early departure.
Breakfast. Breakfast is included in the price for the B&B overnight stay and is served on weekdays from 07:00 and during the weekend from 08:00 to 10:00. Breakfast is not included in the price of the holiday rental: this is only possible by agreement with the owner, on certain days and according to a specific breakfast formula (breakfast basket).
Additional guests. Even with incomplete occupancy no extra persons are welcome or only exceptionally allowed with prior consultation with the owner. Extra persons who log in without the landlord's knowledge are not allowed. It is not permitted to grant other visitors access to the building if they were not paid for and therefore booked. Only guests listed on the guest list at booking are allowed. In case of doubt, checks will always be made and access will be denied immediately if exceeded.
No pets allowed. Pets are not allowed in the dwelling or in the pool. If it is found that pets are present (or have been present), we reserve the right to terminate your stay at De Woestijn immediately without further notice and without providing reasons and without refunding accommodation costs, without prejudice to our right to claim any damages.
Maximum number of persons. Unless otherwise specified in a household regulation, a maximum of 10 persons may stay in the holiday rental De Schuur and a maximum of 4 persons in holiday rental Den Ast. This number must not be exceeded. In the case of renting a room in the B&B, the same maximum applies (i.e. maximum 4 persons in room Lotus and Cassis and maximum 2 persons in Myrtille (+ optional baby bed)). A child under 3 years, e.g., is not counted as a full person, but must be mentioned in advance. Exceeding the maximum number of persons means you are no longer in compliance with the Flemish Region regulations concerning fire safety and fire insurance. Respecting the provisions of this article is considered an essential obligation for the tenant and their guests. Non‑compliance may lead to immediate termination of the agreement.
Noise. The rented holiday home or the room in the B&B must be inhabited by the tenant, co‑tenants or visitors with the required care and diligence, respecting the quiet of the surroundings.
- Noise disturbance, especially between 22:00 and 07:00 and all day on Sunday, must be avoided. Radios, televisions and other sound sources must not disturb others. Residents must ensure they do not create noise or other disturbance for neighbours.
- Furniture must not be moved. Friespot or gourmet, fondue, (indoor) pizza oven/pan, etc., are not allowed.
- The B&B is a public property that is shared with the owners and is therefore not a private house. No, the public is not allowed to share in a private home. You are allowed to make the house for the public or for the public in the house. The B&B is not a public house. No public house is allowed to be used. The B&B is a private house.
- The B&B is a private house, so the B&B is allowed. The B&B is a private house.
- The B&B is private, so you cannot share a private house with the B&B.
• Check‑out time. Please turn off all lights and close the windows, roof windows and doors of your room or holiday rental (as applicable). On the day of departure please turn off all lights and close all windows and doors. We work together with you to keep energy consumption manageable for climate and environment.
• The deposit will be refunded to the tenant within a week after the stay is finished, but only if all these conditions are met:
No damage was caused to the property or furnishings.
No breach due to illegal activities, pets, sub‑letting or ordered services during the stay.
The property was cleaned up, all waste removed and sorted, and all used kitchen items were cleaned and stored.
No bed or bath linens were damaged or removed.
No early arrival or late check‑out.
The tenant was not removed from the accommodation by the landlord or the police.
If any of these cases occur, the deposit will be withheld to cover the amount of the damage.
If the damage amounts exceed the deposit, the tenant must pay additional compensation.
When everything is left in good order and no damage was found, the deposit (as stated in the booking e‑mail) will be transferred by bank transfer to the same account.
Complaints regarding existing damage must be voiced within 6 hours of arrival. Complaints must be reported to the landlord.
The damage caused by the tenant must be reported to the landlord. If the tenant fails to do so and the landlord still records damage after the tenant’s departure, the tenant must accept the damage assessment by the landlord.
If the tenant breaks something, it is advisable to set the broken pieces aside for the landlord so that the type of damage can be determined, preventing discussions and misunderstandings.
2. Complaints

Tourisme Vlaanderen (www.toerismevlaanderen.be) is the competent authority that granted us the licence to operate the holiday rentals and where further information can be obtained about the regulation of B&B and holiday rental operations and the legal remedies generally available in disputes where you as a tourist may file a complaint.
3. Applicable law and competent court
Belgian law applies to the booking conditions and terms of stay.
Without prejudice to your ability to file a complaint, all disputes relating to this agreement must be settled by the competent court in Lennik.
4. Modification of the terms
The owner may modify these terms at any time without prior notice. Therefore, we ask you to consult these terms regularly on this website. The amended rental terms become effective immediately upon change.
